Landlord Services

Lettings Pack - Tenant Find Only

Our Lettings Pack covers the standard services of a tenant find only service.

We will provide advice on your rental property and the requirements to be compliant including a rental value.

We will prepare property details and photos of your rental property, market on the relevant portals and websites, carry out accompanied viewings and provide you with a comprehensive application form detailing the tenant’s information, affordability and requirements.

At this point you can take over the process to carry out referencing and provide all the tenancy documents.

Legally Compliant – Bronze Management

Our Bronze Management service includes everything detailed above in the Lettings Pack plus the negotiation of the tenancy terms, full referencing including credit checks, right to rent checks and affordability checks.

We will also provide the tenancy agreement complete with the latest legislation, negotiate any tenancy renewals, collect rent on your behalf and provide certificate reminders throughout the tenancy for gas, electric etc.

This level is perfect for experienced landlords who are happy to be the point of contact for the tenant and manage their own maintenance but just need support with legislation compliance.

Legally Compliant with Add Ons - Silver Management

Our Silver Management package includes all of the Bronze Management service plus registration of the deposit, administration of the deposit release at the end of the tenancy (excluding disputes), re-marketing at least two months prior to the end of the tenancy, 24-hour online access to your portal and a check in of your tenant.

This is the lowest level of service we offer for HMO management due to the additional legislation requirements.

This level is ideal if you are looking for a legally compliant tenancy with some additional services added on, but you still want to manage the day-to-day maintenance, inspections and tenant queries.

Done for You without Bells and Whistles - Gold Management

Our Gold Management package is a fully managed legally compliant service.

This level includes all of the above services plus photographic inventories and checkouts, deposit negotiations (up to adjudication), issuing of notices, handling and organisation of all repairs and maintenance, point of contact for your tenants, rent arrears chasing, two property inspections per year for single lets, monthly communal inspections for HMOs and quarterly room inspections for HMOs.

This is our most popular service level for landlords who want a hands-off approach without the additional bells and whistles of the Platinum Service.

All in One and Done for You! - Platinum Management

Our All in One, Done for You service is exactly like the all-inclusive holiday options! It includes everything in the Gold Package plus much more.

If you are looking for an experienced agent to look after your rental property from start to finish including inspections, inventories, deposit negotiations, on-site meetings and much more then this is the service level for you.

Ideal for those who are not based in the UK or who are looking to grow their rental portfolio and need someone to look after the day-to-day management of their current stock.

Also a great package for HMO properties as all the additional legislation linked to HMOs is covered in this package.

The Way Forward - Pick & Mix Service

Have you ever wished you could ask for only the services you require instead of being signed up to a full package you don't need and which could cost you more?

If you answered yes to the above, then the Pick & Mix service may be just what you are looking for.

Every aspect of the lettings and management service is broken down into a flat charge for the service.
