Dedicated Contact

As part of our personal landlord service, you will have one point of contact throughout your time with us. Your dedicated contact will look after you from start to finish and be available

to answer any queries within 24 hours. With many forms of communication from email, SMS, phone and WhatsApp there is something to suit everyone.

Property Dashboard

You will have access to a dedicated property portal for your portfolio. This will show rent statements, maintenance requests with invoices and tenancy details and will be accessible 24 hours a day. In addition, we can provide specific reports and documents as required.

HMO Specialist

We are specialists in HMO properties and Selective Licensing. Oxford City is highly regulated and ensuring compliance with the many obligations under these licences can be time consuming. As specialists we are well versed in the requirements and are able to manage these on your behalf.

Full Property Management

Our full property management service ensures that you are fully compliant with the latest legislation and depending on your level of service, this can include full photographic inventories, quarterly inspections, onsite meetings and much more.

Tenant Find Service

Our inspect and protect service, offers rent guarantee insurance and regular inspections of the property for a fixed fee, allowing you to focus on the day-to-day management of the property. This can be a cost-effective solution to full management if you are not local to your property.

Void Management

We are able to manage your property during void periods, from refurbishment works and utility management to checkout works. We can also arrange for the heating to be turned on during winter periods to ensure no damage to the property when it is empty.

BTL Advice

If you are looking to grow your portfolio or are just starting out, we can offer guidance on buying in the Oxfordshire area, with market research. We can also put you in touch with other businesses who may be able to offer support for insurance and finances.

Pick & Mix Services

Our Pick & Mix service has been well received by self-managing landlords who are looking for a little additional support on an ad hoc basis. From issuing Section 13 rent increases to being the point of contact when you are on holiday. Everything is charged at a flat fee for the service required.

Project Management

There is nothing worse than taking on a new property and not having the time to focus on getting it ready for tenants, in turn losing out on important ROI. We can project manage your refurb from start to finish. With our team of contractors, building inspectors and architects we can manage most parts of your project.

Out of Hours Service

We offer our tenants a 24-hour emergency service for any repairs or maintenance that is life threatening or may cause significant damage to the property if not resolved immediately. We also have a detailed response time for other non-urgent works that is given to tenants at the start of their tenancy to manage expectations.

We feel your pain and have introduced a property finder service, where we take the reins on finding you the perfect property.

Tenancy Dashboard

As one of our tenants, you will have 24-hour access to your tenancy portal where you can view your tenancy details, rent statements and report any issues or maintenance. This allows you to always be in control of your tenancy and to have all information needed at your fingertips.

Online Chat Services

We are all busy, so having a number of ways to get in touch allows you to make the best use of your time. We are available using our online chat, SMS, email, WhatsApp, phone as well as through our property management system, meaning there is always a convenient way to contact us.

Utility Switch Support

Organising utilities when moving house can be a tedious job. We at Cardea Lettings & Management can help you switch by letting the current suppliers know of the change or even helping you find the best suppliers for gas, electric, telephone, broadband, Sky and more.

Discount Offers

We are able to offer our tenants access to exclusive discounts with high street retailers for example Tui, Ocado and AnyVan. In addition, every month one tenant receives their rent paid for a month. This is automatic once your tenancy starts.

Online Repair Reporting

All repairs can be reported online using your tenancy portal. There are also details on the response times for most common repairs to help you manage whilst repairs are completed.

24 Hour Rent Statement

It can be worrying when managing your money but having access to your rent statement 24 hours a day allows you to have peace of mind that your rent account is up to date.

Home Moving Support

We work with a few local removal companies to help you with arranging removals or storage. We can even arrange key collection by these trusted contractors to make moving day a little smoother.

Zero Deposit Scheme

We can offer a Zero Deposit Scheme on most of our properties. We use a company called Reposit who take one week’s rent payment and then guarantee eight weeks rent to the landlord for any damages or arrears. This can be useful if you don't have access to five weeks rent upfront.

Move in Services

As an HMO specialist we can offer a move-in pack. These packs contain everything you need to get set up in your new room. There are different levels of packs from basic bedding all the way up to a full pack to include crockery and basic food items.

Out of Hours Service

We have an out of hours service available to all tenants for any emergency that is life threatening or causing significant damage to the property. For all other repairs these are reported via your tenancy portal.
